At long last, you can own at Rancho Valencia. What is The Villas at Rancho Valencia? The Villas at Rancho Valencia is a Private Residence Club (Club) consisting of 12 spacious, luxuriously appointed three-bedroom villas plus a private clubhouse, with in-ground jetted spas and outdoor pool, and access to a wealth of Rancho Valencia Resorts amenities and services. The Club is located within the Rancho Valencia Resort in Rancho Santa Fe, California. IS THE VILLAS AT RANCHO VALENCIA A TYPICAL TIME-SHARE? The Villas at Rancho Valencia is not a typical timeshare where a specific week in a specific unit is sold. An Owner at The Villas at Rancho Valencia shares use privileges with only seven other Owners and they have the ability to use any of the villas in the Club. Club Owners can use a villa for long weekend visits and multiple week-long visits. They also may make last minute reservations and can also invite friends to use their villa. No other real estate opportunity offers the Rancho Santa Fe location combined with the Rancho Valencia Resort service and amenities. Can AN OWNER leave their personal belongings at the Club? Yes. The Club provides a secure, climate-controlled area on-site for Owners to store their clothing and personal items. How many OWNERSHIPS will be sold? The Club documents strictly limit the number of Owner interests to no more than eight per Club villa. When will construction of the Club commence? Construction is well underway, with the completion scheduled for the mid-Summer of 2006. Who manages the day-to-day operations of the Club? Who controls the affairs of the club? The Villas at Rancho Valencia Fractional Owners Association, Inc. (Fractional Association) control the affairs of the club. Each Owner in the Club will be a member of the Fractional Association, and the member-elected Board of Directors of the Fractional Association will control the affairs of the Club, including the establishment of the annual Club operating budget. What is provided with the Monthly Owner Fees? The Monthly Ownership Fees cover the typical costs of maintenance, professional management, and operations of all the Club facilities and amenities. These fees provide funds for staff salaries, supplies, interior maintenance, exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, telephone service, internet service, and a substantial reserve fund for necessary replacements of Club furniture and finishes.
