Q. What is the future for Del Sur?
A. Del Sur will soon become one of the area's best communities, offering a selection of traditional styled homes in sizes and prices that appeal to a variety of homebuyers.  Del Sur's neighborhood theme will be designed so that neighbors will know each other, by sharing an active lifestyle and enjoying Del Sur's traditional town square, with cafes, small shops and restaurants. 

Q. Where is Del Sur located?
A. Del Sur, San Diego is located in the San Dieguito River Valley of San Diego's North County. It is bordered by the prestigious communities of Rancho Santa Fe and Fairbanks Ranch, and just minutes from Solana Beach, Del Mar and Cardiff-By-The Sea. In addition, it is just a short drive down the I-5 and I-15 to downtown San Diego. It is one of the most desirable pieces of real estate in North County San Diego. Del Sur is the final phase of the 4,677 acre Black Mountain Ranch property.

Q. Who are the homebuilders?
A. The new Del Sur homes are built by some of southern California's finest new-home builders including Standard Pacific Homes, William Lyon Homes, Shea Homes and Davidson.  Del Sur homes will reflect traditional and regional architectural styles that compliment the history of San Diego, including the communities of Bankers Hill, La Jolla, Point Loma and Rancho Santa Fe.

Q. What amenities are offered in Del Sur?
A. Del Sur development offers an unprecedented level of community amenities including more than 18 miles of walking, biking and hiking trails. Del Sur will also offer convenient schools and a traditional town center.

Q. What makes Del Sur different from other master-planned developments?
A. Del Sur developers have an environmentally sensitive alliance with the builders.  The goal will be to use a high level of sustainable design principles.  Everything from land planning to the recycling of constructon waste.  The Del Sur master plan includes encouraging residents to leave cars parked and utilize the abundant sidewalk and trail system that will connect to the recreational and community facilities, along with schools and businesses.  In addition, over 60 % of the 4,677 acre Black Mountain Ranch will remain as dedicated open space.  The Del Sur community is also planning several spacious parks with swimming pools, picnic areas, tot playgrounds, and a proposed 18 hole public golf course.

The San Diego Magazine states, "When completed, Del Sur will have 2,581 single-family attached and detached houses and 469 affordable apartments and homes, the latter for families earning below the median-income level. Prices for single-family residences will start at about $600,000, Maas says, and top out at around $1.5 million. A 500,000-square-foot business park will be built, and another 200,000 square feet added for retail space. A 300-room hotel and an 18-hole public golf course are planned, as are two schools and a fire station.

The community will have two transit centers and a van pool program linked to express buses planned for Interstate 15. Neighborhoods are clustered around village greens, and the architecture reminiscent of homes found in Mission Hills. Nearly 1,100 acres-about 60 percent of the development are dedicated to open space."
